Landlords rent Reviews and rent levels

There was another act passed on the 23rd of December 2016 in the Planning and Development Housing and Residential Tenancies act 2016

This now means the following for landlords in regard to rent reviews and rent increases

Rent Pressure Zones are now established and Dublin City /county is now established as a rent pressure zone

New properties to the rental market are now exempt from this measure properties that have now being let in the last

two years.

Rent Reviews are subject to a formula and tenancies created after the 23rd of December 2016 can be reviewed every year but the cap on the increase is 4%.Tenancies created prior to this can only be increased every two years subject to this rental increase formula.

Security of tenure for leases created after the 23rd of January is 6 years was 4 years.
